VA Loan Termite & Pest Inspection Requirements in Colorado
For many veterans, a VA home loan is one of the most valuable benefits of military service. With little to no down payment, flexible credit guidelines, and reduced closing costs, it’s often the easiest path to homeownership. But along with those advantages come certain property requirements — and in Colorado, one of the newest changes involves termite inspections.
Why Termite Inspections Matter for VA Loans
VA loans are backed by the Department of Veterans Affairs, which aims to protect veterans from purchasing homes with costly, hidden issues. In many states, that includes requiring a wood-destroying insect (WDI) inspection before the loan can move forward.
Until recently, Colorado only required these inspections in certain counties — 43 of the state’s 64. That’s no longer the case.
The New Rule
As of July 2025, Colorado is officially a mandatory termite inspection state for VA loans. This requirement applies statewide for homes, townhomes, and most condos — regardless of whether the VA appraiser sees signs of pests. The only exceptions are properties with no ground contact, such as certain upper-floor condos.
The inspection must be completed on the NPMA-33 form, a standardized report that documents:

Recommendations for corrective action
Lenders can’t issue a Notice of Value (NOV) — a key part of the VA loan process — without this form. The NOV not only helps ensure you don’t overpay for a home but also confirms that it meets the VA’s minimum property standards.
What the Inspection Covers
A VA-required pest inspection looks for more than just termites. It includes other wood-damaging insects such as:

The inspector will check all visible and accessible areas of the home — both inside and out — to spot damage, identify the pests involved, and recommend treatments. The report is valid for 90 days, and while it captures current findings, it’s not a guarantee against future infestations.
